Under the Building Control Act, improper installation of air-conditioners carries a maximum fine of up to $5,000 and/or a jail term of up to 6 months. One could also be penalised under the Building Maintenance Strata Management Act should an air-conditioner fall off due to improper maintenance.

With effect from 1 October 1999, any owners of premises who want to install air-conditioning units must engage trained installers to do so. This will ensure that the work is being properly carried out.
​Stainless steel bracket must be used to support the air-conditioning units in one of the standard methods stipulated in the Building Control Regulations.

​A trained installer is a person who has passed a training course for installing air-conditioning supports at the BCA Academy. He has an identification pass that looks like the sample shown on the left.

ADVISORY FROM NATIONAL ENVIRONMENTAL AGENCY (NEA)
Trays or receptacles should not be placed beneath or on top of any air-conditioning unit as they may create conditions favourable for mosquito breeding. If there is a need for installation of such trays to address other issues, premises owners should ensure that they install HDB’s patented air-conditioner trays. Regular checks and maintenance of the tray is still necessary to ensure there are no chokages at the drainage point that could result in water ponding.

Registered suppliers supplying registrable goods must affix the Energy Label on the units that they supply in Singapore. The Energy Label shall be affixed only after the National Environment Agency (NEA) has issued the Certificate of Registration (COR) for the model. Retailers are only allowed to display models that have the label affixed on them.

In order to help consumers better identify the more energy efficient models and spur suppliers to offer more efficient products, the energy rating system for air-conditioners, refrigerators and clothes dryers was revised on 1 September 2014.

The revised rating system is more stringent than the old one. Most models rated 4 ticks under the old energy rating systemare now assigned a rating of 2 ticks under the revised rating system.

The air-conditioner is an important invention, with a simple function of regulating the room temperature and humidity. However, behind that simple function lies a series of complex engineering systems. Every specific part of the AC is designed to perform a particular function, and in most instances, any fault in one of the parts will cause the system to malfunction.

Our list of suggested faults in our FAQs does not represent a set of comprehensive possibilities, but a general list that will apply to most AC units.

what is a fan coil unit, condenser & compressor
Fan Coil Unit refers to the indoor cooling unit.
Condenser refers to the outdoor unit.
Compressor is a main component of the AC system that is housed inside the condenser. It is the 'Heart' of the AC system.
no (or little) air blowing from the ac
This can be caused by any of the following faults:
​- dirty fan blower
- fan blower damaged
- fan blower motor fault
- fan coil unit printed circuit board fault
​- dirty fan coil unit evaporator coil
- dirty washable filter
why is the ac not blowing cold air?
This can be caused by any of the following faults:
- low on refrigerant (gas)
- compressor failure
- expansion valve faulty
- filter drier clogged
- condenser printed circuit board fault
- condenser fan motor fault
- condenser heat exchanger fins clogged
- fan coil unit printed circuit board fault
- signal/communication cable fault between fan coil unit and condenser 
- cooling capacity of unit is insufficient
​- wrong setting on remote controller
why does air from the ac have a musky or mouldy smell
This can be caused by any of the following faults:
​- dirty filter
- dirty fan blower

- dirty evaporator coil
- dirty condensate drip tray
- smells from external factors
is the refrigerant (gas) top up a common practise?
In a perfect AC system, there will be no refrigerant leaks. The AC is a closed loop system, and top ups are only made when there is a leak in the system.

If the leak is small, then the occasional top up is probably a good solution. However, if your system requires frequent top ups, then do engage a competent AC technician to carry out a proper leak test to pinpoint and rectify the fault. Frequent refrigerant leakages will damage the compressor, which can be expensive to replace.  Hence, it is extremely important to engage a properly trained installer for the initial installation. A trained installer is definitely more competent in getting a good braze for the numerous pipe joints, as well as making a good flaring joint at the condenser connection port. They will greatly reduce the possibility of a leak.

Many interior designers and home owners today favour concealing the AC pipes behind wardrobes, cabinets and fixtures. Therefore, getting a good AC installer should be a top priority to prevent future heart breaks.   

Other causes of leaks may be due to inferior quality copper pipes installed or environmental effects such as sea breeze corroding the copper pipes over time.

- dirty fan coil unit evaporator coil
- dirty condensate drip tray
​- dirty secondary condensate drip tray (usually behind the unit, but not all models have them)
​- clogged drainage pipe
- damaged insulation
- evaporator coil freezing and eventual ice thawing caused by dirty coil or refrigerant pressure issues
​- faulty condensate pumps (usually for cassette units or external pumps) ​
